Integration Steps:

  • Add the Tenant Turner Integration in Rent Manager

  • Create a Unit-level User Defined Field for Online Listings

  • Update Rent Manager System Preferences

  • Update values in the Unit Marketing tab

  • Verify Rent Manager Online Listings

  • Reach out to Tenant Turner

Add the Tenant Turner Integration in Rent Manager

In Rent Manager under Admin, go to Available Integrations, then request activation for Tenant Turner.  From there, Tenant Turner will approve the activation.  In the meantime, you can proceed to the next steps.

Note: By adding the Rent Manager integration, your Tenant Turner monthly bill amount will increase by $50/month.

Create a Unit-level User Defined Field (UDF)

This unit-level UDF will be what determines which rentals you pull into Tenant Turner. We recommend naming this field something like "List on Tenant Turner" and it will need to be set up as a yes/no format. If you're not sure how to create a unit-level UDF, follow these instructions here.

Update Rent Manager System Preferences

Your rental data is imported into Tenant Turner from the Unit > Marketing tab (not the Property level). Below are the instructions to setup your marketing correctly. 

  1. Click Admin, then System Preferences.

  2. Scroll down to Online Listings and click General.

  3. Tenant Turner will be syndicating for you, so you can uncheck Zillow, Trulia, and Hotpads Feed and "My Feed."

  4. Under the Unit Filter Criteria, select the radio button next to User Defined Field. Select the "List on Tenant Turner" UDF that you just created.

  5. Click Save.

5. Within the System Preferences, click on Online Listings > Standard Fields and set default values (* = required):

Note, these defaults can be whatever you want! There is no right answer, just what is most relevant to your listings. Many times, the default value is blank.

  • # Bathrooms *

  • # Bedrooms *

  • City *

  • Deposit Fee

  • Description *

  • Lease Term

  • Living Area (square footage)

  • Price (rent amount) *

  • Property Type

  • Required Picture URL/Filepath (Image Type Sort can be edited by clicking Admin > Setup > Image Types then clicking the Sort button)

  • State *

  • Street Address *

  • Unit Number (Often the unit name field is tied to the unit number field in Rent Manager. Unit number pulls into Tenant Turner as a part of the rental address. It's best to remove the tie between those two fields, as it could mess up the address and affect syndication. Removing the field mapping will leave unit name as-is, but it will remove any value from the unit number field.) To do that, in Rent Manager go to:

    • Admin >> System Preferences >> Online Listings >> Standard Fields

    • Set the Unit Number default value to blank

    • Click the square icon to the right of the Unit Number field

    • Select Overwrite all existing field values

    • Click Save and overwrite

    • Click Apply

  • Virtual Tour URL/Filepath

  • ZIP Code *

6. OPTIONAL: Click on Online Listings >> Extended Fields and add click the [+] sign to add any of the following Extended Fields to the import:

  • Appliances - if washer AND dryer then we’ll display in-unit laundry as an amenity

  • Availability - if provided we’ll display as Available for Move-in Date

  • Fenced yard - if yes then we’ll display as an amenity 

  • Floor Covering - if hardwood then we’ll display as an amenity

  • Parking Type - if garage attached or detached then we’ll display as an amenity

  • Pets Allowed (Cats) - if yes then we’ll allow leads with cats

  • Pets Allowed (Large Dogs) - if yes then we’ll allow leads with dogs

  • Pets Allowed (Small Dogs) - if yes then we’ll allow leads with dogs

  • Title - if provided we'll display as Descriptive Title

  • Utilities Included (Cable) - if yes then we’ll display as included

  • Utilities Included (Electricity) - if yes then we’ll display as included

  • Utilities Included (Garbage) - if yes then we’ll display as included

  • Utilities Included (Gas) - if yes then we’ll display as included

  • Utilities Included (Internet) - if yes then we’ll display as included

  • Utilities Included (Water) - if yes then we’ll display as included

7. OPTIONAL: Set default values >> click Apply >> click Override Field Values >> click Overwrite all existing field values.

8. Make sure rental photos are added to Unit > Images, not at the Property level:

Update values in the Unit Marketing tab:

Now that your default values and System Preferences are set, you can update the values within the individual units.

  1. Click Home >> Units >> click into specific unit

  2. Fill out the required info, including the number of Bedrooms, Bathrooms, Living Area (square footage), and any other values you'd like to include with the listing.

  3. Type in a unit number if there is one.

  4. Add a description by typing into the field or pasting any content there:

Verify Rent Manager Online Listings

To mark which listings to put on the Online Listings page (which is what Tenant Turner will import):

  1. Click into the Unit > User Defined Fields tab

  2. Select Yes

  3. Click Save

Double-check the units that you want imported into Tenant Turner are published from Rent Manager.

  1. Click Services then Listings (see screenshot below)

  2. Verify that you see all of your listings that should be on market and no listings that should not be on market

  3. Click on each unit that should be considered an Online Listing to review and update if necessary

Note: If your Online Listings don’t look right in Rent Manager after completing the steps, please contact Rent Manager support at support@rentmanager.com. Tell them you are working with a Rent Manager integrated partner who is importing your Online Listings and the unit address that is showing up and shouldn’t be or isn’t showing up and should be.

Also note: The Status column may say "Not Posted." That doesn't matter! It does not mean that those are not online. As long as the rental shows up on the Online Listings page, then it will show as available in Tenant Turner.
