Rent Manager Integration Guide

Set up the integration between Rent Manager and Tenant Turner.

Integration Steps:

  1. Add the Tenant Turner Integration in Rent Manager

  2. Create a Unit-level User Defined Field for Online Listings

  3. Update Rent Manager System Preferences

  4. Update values in the Unit Marketing tab

  5. Verify Rent Manager Online Listings

  6. Reach out to Tenant Turner

1. Add the Tenant Turner Integration in Rent Manager

In Rent Manager under Admin, go to Available Integrations, then request activation for Tenant Turner. From there, Tenant Turner will approve the activation. In the meantime, you can proceed to the next steps.

Note: By adding the Rent Manager integration, your Tenant Turner monthly bill amount will increase by $50/month.

2. Create a Unit-level User Defined Field (UDF)

This unit-level UDF will be what determines which rentals you pull into Tenant Turner. We recommend naming this field something like "List on Tenant Turner" and it will need to be set up as a yes/no format. If you're not sure how to create a unit-level UDF, follow these instructions here.

3. Update Rent Manager System Preferences

Your on-market units are imported into Tenant Turner based on the Online Listings > System Preferences in Rent Manager and your rental data is imported into Tenant Turner from the Unit > Marketing tab (not the Property level). Below are the instructions to set up your Unit Filter Criteria and System Preferences.

To access your System Preference click Admin >> System Preferences >> Online Listings

Online Listings - General:

  1. Within your System Preferences under Online Listings click on General.

  2. Select Enable Online Listings

  3. Tenant Turner will be syndicating for you, so you can uncheck Zillow, Trulia, and Hotpads Feed and "My Feed."

Online Listings - Availability Filters:

  1. Within your System Preferences under Online Listings click on Availability Filters.

  2. Under the Unit Filter Criteria, select the radio button next to User Defined Field. Select the "List on Tenant Turner" UDF that you just created in step 2.

Click Save.

Online Listings - Standard Fields:

  1. Still within your System Preferences under Online Listings click down to Standard Fields.

  2. OPTIONAL: Set default values for any of the Standard Fields below that pull into Tenant Turner. Once done setting default values click Apply >> Override Field Values >> Overwrite all existing field values.

    • Deposit Fee

    • Feed Type (it is ok if this varies. This is not actually used but will avoid unnecessary pop ups in the future!)

    • Lease Term

    • Living Area (square footage)

    • Price (rent amount)

    • Property Type

    • Unit Images

Note: these defaults can be whatever you want! There is no right answer, just what is most relevant to your listings. Many times, the default value is blank.

4. Update values in the Unit Marketing tab:

Now that your System Preferences are set, you can update the values within the individual units. Your rental data is imported into Tenant Turner from the Unit > Marketing tab (not the Property level). You will also want to make sure images are added for your units under the Unit > Images tab. Below are the instructions to set up your marketing details.

Unit Marketing tab:

  1. Within a specific unit, click on the Marketing tab.

  2. Fill out the required marketing info and any other values you'd like to include with the listing. Below is a list standard fields that populate into Tenant Turner ( * = required):

    • Price (rent amount) *

    • Deposit Fee

    • Lease Term

    • Unit Images

    • Description *

    • Property Type (found behind the Advanced button)*

    • Marketing Name (found behind the Advanced button)

    • Virtual Tour URL (found behind the Advanced button)

Unit Images tab:

  1. Make sure rental photos are added to Images tab, not at the Property level:

5. Verify Rent Manager Online Listings

You'll want to utilize your 'List on Tenant Turner?' UDF created in Step 2 to mark which listings will be placed on the Online Listings page. This will determine which units are imported into Tenant Turner.

Set your Unit UDF value:

  1. Click into a specific Unit >> User Defined Fields tab.

  2. Select Yes for the List on Tenant Turner UDF value.

  3. Click Save.

6. Reach out to Tenant Turner

Once you’ve completed the steps or if you have questions along the way, reach out to the Tenant Turner support team by emailing support@tenantturner.com. Tenant Turner will finish setting up your Tenant Turner account to import the units that display in your Online Listings.
